· Pricing as needed to explore options and alternatives.

Project Schedule:

· Project schedule management

   o Design and Construction schedule for project

· Provide Project overview and snap-shot schedules

Project Budget:

· Maintain master project budget and provide updates as required

   o Work with project team to develop initial project pricing, as well as explore options and alternatives as needed throughout the project duration.

· Coordination of changes to the work, including change order forms, and pursuing all approvals.

Project Site Visits

· Review Project progress to maintain quality, design accuracy and project schedule

· Documentation of project issues for record

Project Meetings:

· Attend Owner/Architect/Contractor meetings on a weekly basis, providing agenda input as needed.

· Attend other ad hoc meetings as required to work through project issues

Monthly Cost Tracking and Invoice Packaging:

· Monthly payment application and draw request processing

· Accounting summaries and breakdowns as needed

· Coordination with Lender

Change Management:

Coordination of changes to the work, including change order forms, and pursuing all approvals.

Deliverable Products:

· Change summary as needed

· Change order forms

· Contingency fund status

Punch List:

Participate in the punch list, along with other professionals. Track the punch list to completion.

Project Close-out:

Coordinate delivery of close-out documents.

Deliverable Products:

· Create Close-out package checklist

· Complete compiled close-out package from general contractor
